Total plot area is 4000 sq m. Planning permit has already been issued and building permit anticipated soon.
Technical studies and BOQ already in place. Construction can start immediately.
Designs are for 34 apartments, all two-bedroom apartments.
On the ground floor there will be a outdoor and indoor gym for the residents as well as sauna.
Bonus plot (marked as number 2 on the sketch above) is 597 sq m eligible for additional 6-8 units.
Important note: There is an agreement with the government of Cyprus by which the project is entitled for additional 45% density, 900 sq meters under the assumption that the 400 sq meters will be sold to the government at a break even price (1650 eur per sq meter). This is equivalent to 5 apartments, and the gifted density is 500 sq meters. This makes the building the highest building in the area with 5 floors.
The government will sell this 5 five units to Cypriot young families. If they don’t manage to sell it they are obliged to buy it from us at the agreed price.
THE STRUCTURE- SHARE DEAL
The company has zero liabilities other than the shareholder loans.
Purchase consideration will settle the shareholder loans and the excess amount will be allocated to the shares value. Share deal means no VAT, transfer fees or stamp duties for the buyer.
